“Old meets new” is an evergreen saying applicable to this new row house attached to a 19th-century post-and-beam “Witch City” home undergoing a down-to-the-studs overhaul. The development, when completed, will have four units.
The entry to Unit 4 is on the bottom level of this three-story home, and the first step inside is proof that the builder is no stranger to New England: The flooring is a winter-friendly octagonal porcelain tile. The foyer also offers a coat closet with a bifold door and a half bath with a floating vanity and porcelain tile flooring.
The flooring then transitions smoothly into hardwood — a wire-brushed acacia found throughout the house except for the bathrooms — and into an open layout the kitchen and living and dining areas share. Eight double-hung windows pull in natural light.
The sink in the 165-square-foot kitchen sits under a pair of windows, making the white subway tile glisten. A peninsula with a waterfall quartz counter offers seating for four and a cooktop. The strapping on the side facing the living area matches the oak slat treatment on the wall denoting the dining area. The appliances are stainless steel.
The 180-square foot living area comes with crown molding and is focused on an electric fireplace with a white mantel and an alcove for a television.
Take the stairs (with riser lighting) in the front corner to the middle floor, which is dedicated to the primary suite and the laundry closet. The 221-square foot bedroom has crown molding and three double-hung windows. Slide open a barn door with translucent glass panels to reveal a 92-square-foot walk-in closet with a Sputnik light fixture, custom cabinetry, a window, and an island.
The bath features porcelain tile flooring with radiant heat, a double vanity with gold faucets and a quartz top, black light fixtures, two rectangular mirrors with black framing, and a door-less walk-in shower with black porcelain tile on two walls and a porcelain tile that mimics wood slats on the other.
The third level of the home offers two bedrooms, ranging from 121 to 132 square feet, as well as the final full bath and a loft/office area. The larger of the bedrooms comes with a pair of double-hung windows and a double closet behind bifold doors, while the smaller has one window, a skylight, a double closet, and storage access.
The bath the two bedrooms share features a shower/tub combination with tile on the floor and in the shower. There is a single vanity with a marble top.
The home includes a two-car garage with an outlet box for an electric vehicle, a common yard, and exclusive use of a patio and composite deck.
Heating and cooling is via heat pump and a ductless mini-split.
The monthly fee includes the master insurance, exterior maintenance, landscaping, snow removal, and reserve funds.
